Where is your office located?
The United Property Management office is located at 10535 Anderson Street, Loma Linda, CA 92354.

How often does your website get updated?
The moment we have news of one of our rental properties coming available, it will be updated on this website. New properties coming available will be at the top of the Available Rental List for approximately one week so check frequently!

I've never rented from a property management company before. How does it work?
United Property Management helps clients rent their properties. We assist you in finding a home; once you rent one of our homes you pay your rent directly to our office. If you have a problem, you can call us 24/7. Some services have a cost such as lock-outs or broken windows, however many repairs and maintenance jobs that an owner may never take care of for his tenants will be addressed by our full maintenance staff.

How many people per household are permitted to live in one rental property?
There is a maximum amount of people permitted to live in one home that depends on the number of bedrooms. In addition, rents stated on all United Property advertising are not for the maximum amount of occupants. Example: A monthly rent price of $1000 for a three bedroom is for up to four people. If you have more than four people, the rent per month would be $1,040. See chart below.


Pictures aren't enough for me. How do I view the inside of a home?
Any property on our website that says "Available to view now" or "Move in today" can be viewed. Come to our office at 10535 Anderson Street, Loma Linda, CA 92354. between 9PM and 4PM Monday thru Friday to check out the keys. We will provide you with directions via a printed map. There will be a $10 deposit fee OR a credit card will be needed to check out a key. The $10 or credit card is returned when the key is brought back. If you can not make during our regular office hours, we possibly can arrange to have you check out the keys over the weekend. Call for more information.

I have a pet. Do you have rentals that allow pets?
Yes, rental properties usually allow pets but may have guidelines that vary because owners have the choice to allow or disallow different pets on their property. In general, properties that have just received new modeling or new carpet will not allow pets. Apartments on 2nd floors often will not allow pets. If you have a pet, you must disclose this information with your landlord or property manager. In all cases, we require additional security deposits for each pet of $450. Let us know right away how many pets and what type you will have on the property so that we can help you find the best home for you and your loved ones.

I like a property, but I am not ready to rent it. Do you do holds on properties?
It is rare that we will hold a property. We must contact the owner of the property first. When a property is on hold, all advertisement is stopped and the property is taken off the market as if you already rented it. Holds require a deposited amount that varies depending on the property. If you decide not to rent after having us place it on hold, you will be charged a pro-rated rent agreed to at signing for the hold. If you do rent the property, the holding deposit will go towards your future rent. Length of holds are two weeks max.

I don't like anything you have on your website. Can you still help me find a home?
Yes. Although our website is limited, our broker and salespersons may be able to help you find a home using the MLS listing. United Property Management is not a rental agency, so although you cannot pay us or hire us to find you what you want, we may still help you at no cost. Click here and fill out this Renter's Form or call us and leave us your contact information and a description of the type of rental property you are looking for. Then, if we come across something we think you will like, we will call or email promptly. Our office staff often takes some time each week to search for attractive local rental properties that we do not manage and try to match them to your preferences. In the case that we do find something we think you will like, we will email you the details and if you want to view it we can meet you at the address and show you the inside personally. To save time on both ends, please give us as much information as possible about what you want and we will specifically only look for a perfect match!

I love one of your properties and am ready to rent it. What do i do?
Come into our office and pick up a rental application or download and print one from this website. Before processing applications, we will need 1. The application filled out in full, 2. Proof of income 3. Proof of current residence 4. $20 for processing fee / credit check. Residential history and current income will need to be verified in addition to an analysis of your credit history. This process may take hours or days depending on how busy our office is and how difficult it is to verify your information. Processing the application can not begin until we have everything required to process it.

How much income does my household have to make to rent a property?
We require that the combined income is three times the rent. Rarely are exceptions made. This income must be verifiable and proven to be steady.

I get paid under the table and don't have records of income, but I make $3000 per month, is this okay?
No. No income that is unable to be verified will be accepted as qualified income.

I don't know what my credit is. How do you determine if my credit is good enough to rent a property from you?
After turning in an application for a property, you will be required to pay $20 for us to run a credit check. We do not just look at a credit rating number. We do thorough credit checks and judge it as a whole. We will analyze all your credit history. Many applicants that do not think they will qualify, actually DO! Even if you are not sure about your credit, it may be worth still applying!

After my application is approved, then what?
We will contact you. You will have 48 hours to come in and sign the rental agreement. Everyone who will be living in the home that is 18 or older must sign the rental agreement. You will also need to bring with you a money order or cashier's check for One month's rent PLUS amount of the security deposit. This first payment may NOT be cash or personal check. It must be a money order or cashier's check. At that time, you will receive the keys and be in possession of the property.

How do Security Deposits work?
All of our rental properties require a security deposit. The Security Deposit amount is generally equal to around one month's rent. Security deposits are used when you move out to restore the property to the condition it was when you moved in. If you were to leave the property in the same condition and to pay all your rent up to the day you turn in the keys, the full security deposit would be returned within 21 days of your move out. Security deposits are increased $450 per pet - no exceptions.

What is pro-rated rent
Unless you sign and move in on the first of the month, your rent for your second month will be pro-rated in order to make your rent due on the 1st of each month. Pro-rate determines the rent per day and calculates an amount due since you did not move in on the first day of the month. The pro-rate amount is due on a specific date decided upon the signing of the rental agreement.

When will my rent be due then?
Rent will generally be due on the 1st of the month. This will be discussed upon signing the rental agreement. There will be a late fee equal to 10% of your monthly rent for any rent received past the 5th day after the due date.
