How to Rent This Property

Anyone 18 or over that will be living at the property needs to fill out an application to apply. Print application on our website or pick up a paper copy at our office address. 10535 Anderson Street, Loma Linda, CA 92354. Our business hours are Monday-Friday 9:00 a.m. - 1:00 p.m., 2:00 p.m. - 5:00p.m. We verify identification for each adult in person or through a video call from your co-applicant, family or friend inside our office during business hours. Or you can mail your application with required documents with a notary.

You will need:

  • Proof of income (i.e. 2 current pay stubs, bank statements)
  • Proof of current Residence (a bill or other piece of mail)
  • Last 5 Years Residential History (proof of rental history)
  • $40.00 processing fee for each application (no personal checks; cash or M.O. only)

A credit check will be ordered and an evaluation done based on each applicant's credit history. Minimum FICO score of 670. The advertised security deposit may be increased or, the application denied based UPM guidelines.

The combined verifiable gross income of all applicants needs to be 3 times the amount of rent. The income requirement for a co-signer is 4 times the amount of rent.

We do not accept applicants with prior eviction under any circumstances.

Applicants applying to rent a property together are processed as a group. Processing will begin after all necessary items are received and I.D.'s checked. Process time varies depending on the time it takes to verify information; generally 3 to 4 business days.

Upon receiving an offer to rent, an approved applicant has 48 hours (excluding weekends & holidays) to sign a rental agreement. After this time period is up, the property will be available to other approved applicants.
